Why Mojácar
The village and the beach are two distinct places ten minutes apart. The old town is narrow streets, white walls and viewpoints; Mojácar Playa is a linear seafront of apartments, villas and promenade.
Buyers who want year-round life tend to choose the Playa. Buyers who want the postcard tend to choose the hillside — usually with more steps and less parking.
The property market
Stock is dominated by apartments and townhouses on the Playa, with detached villas on the hillside and in the valleys behind. Sea views carry a clear premium, and orientation matters more here than almost anywhere on the coast.
Inventory is finite: the village cannot expand, so well-priced resales move quickly and genuinely new build is limited.
