Mojácar is one of the more mature international markets on the Almería coast, which is helpful: agents, lawyers and notaries here are used to foreign buyers, and the process is well trodden.
This guide covers the shape of the process. It is not legal or tax advice — those decisions need a qualified professional acting for you.
Before you view
Establish your budget including acquisition costs, not just the asking price. In Andalusia the additional costs of purchase typically add a meaningful percentage on top of the price, and the exact figures depend on your circumstances.
If you need a Spanish bank account and an NIE, start early. Both are easier to arrange before you are under time pressure.
Viewing
View in person if you can. Where that is not possible, ask for a live video viewing rather than a set of edited clips — you learn far more from an unedited walkthrough.
Look at orientation and shade, not just the view. South and south-west terraces are prized for good reason on this coast.
From offer to completion
A reservation agreement is normal, followed by a private purchase contract and a deposit. Your lawyer should complete the checks on title, planning and debts before you commit to the contract stage.
Completion happens at the notary, where the public deed is signed and the property is registered. Your lawyer can act under power of attorney if you cannot attend.
