Understanding Spanish property taxes

The taxes that apply on purchase, annually, and on sale — as categories, not as advice.

Understanding Spanish property taxes

Tax rules depend on your residency, the property type and the region, and they change. Treat anything you read — including this — as a prompt for a proper professional conversation.

On purchase

Resale purchases typically attract transfer tax set by the regional government; new builds typically attract VAT plus stamp duty. These are calculated on the purchase price.

Each year

Owners pay an annual local property tax. Non-resident owners also have income tax obligations, assessed on a deemed basis where the property is not let, or on actual rental income where it is.

On sale

Gains are taxed, and non-residents have specific withholding arrangements at the point of sale.
